When it comes to selling your home, often you are told that a little renovating will go a long way. Question is, which rooms have the potential to impress possible purchasers the most?

In our experience, the three most popular areas that buyers tend to examine carefully, and potentially hold the highest value within the home, are the kitchen, dining and outdoor entertaining spaces.

Given that we live in Australia, there are no surprises that these are the three areas we tend to spend most of our time in – whether it be entertaining guests while milling around the kitchen or enjoying a balmy summer evening outside on the deck.

The best-case scenario for people is when you have a situation where all three blend together. For example, the kitchen overlooks the garden or the dining opens to extend into the outdoor entertaining area. Question is… what is driving this current trend?

Ashley Hall, Director of Elan Property Agents says it’s to do with this moving seamlessly from one entertaining space to another.

“I find that people love to be able to move seamlessly from the indoors to the garden, coincidentally, these are the two space where most people love to chill out and entertain,” said Hall.

She feels that this is another reason why we are seeing an increase in kitchen and dining spaces with sliding, stacking or bi-fold doors as well as outdoor blinds – all of which open up the house completely from the inside to the out.

“These little extras are a big winner for buyers these days!”

Sliding panels and bi-fold doors are perfect across the back of the house, altogether helping to create more of an indoor-outdoor space.

Buyers want a great kitchen-space to work in; a modern space with good lighting and ideally one that offers a view to the backyard.

  1. Islands benches in the kitchen

People really want a kitchen that blends with the family living area! The use of an island bench really creates an open space between the kitchen, dining and other living areas.

  1. An outdoor oasis

The outdoor entertainment space has truly evolved in recent years. Today’s buyers are want a covered outdoor space complete with entertainment deck, BBQ (even outdoor kitchen), ceiling fans, TV, a nice lounge setting and a low-maintenance garden. The ultimate getaway!

  1. Open planned living

The desire for open-planned living is on the up and up. People love these open zones that include a kitchen and dining or lounge, and possibly even an outdoor area as well.

From bright open spaces… to blending the indoors with the out. Whatever you decide, one thing is for certain, it’s absolutely worth considering renovating before you sell!

As Hall puts it, if you can at least tick some of these trends off your list then you are well on your way to getting that sale across the line.

“Homes that offer open-plan living, light airy kitchens with the use of an island bench are on trend. Add to the mix some bi-fold doors and a kitchen that opens to the immediate outdoors and you’ve got yourself the perfect package!”

In any case, it’s certainly worth considering those areas when it comes time to sell a home.
